Homes Sold in Berkeley Sept. 21 to 28

Nine homes sold in Berkeley over the last week, and interestingly the highest and lowest priced homes were both on Spruce Street.  Both are larger homes, with 2,400 to just under 3,000 square feet of living space.  The four bedroom, two bath home sold as a foreclosure for $450,000, and the five bedroom, three bath house sold the usual way for $1,025,000.

Five of the nine homes sold quickly, within 15 days of going on the market. The home with the highest sale price took the longest to sell, at 104 days on the market. (This is not unusual, since there are fewer buyers in that price range.) 

Six of the nine homes sold for at least 97% of the original asking prices.  One home sold for a whopping 114% of its asking price, an impressive increase.  Again this week, these trends bode well for our markets.  And again the homes that sold quickly also sold very near or well over their list prices, while the homes that sat on the market longer sold for substantially less. 

The average list price for these homes was to $771,222 and the average sold price was $775,712.
